Hi

I let a flat on a AST (an RLA contract) in September 2010 for 12 months with a break clause from July 2011 with two months notice to a brother and sister. The brother now wishes to leave a the sister has found a new tenant to replace him from March 2011. This will be subject to references and interview which we are starting now.

Can you advise, do I need to terminate the contract and the deposit and start again or can I issue an amendment or supplementary agreement (if so what do you recommend). If it the former do I need to get them to clean the flat and then redo the inventory and photo's?
