I have very, very good tenants and for the 3rd time now a pipe has blown off under the bath resulting in serious water damage (ie ceiling paper/plaster came down) the tenants cleared up themselves and I paid for redecoration. Each time I have used different plumbers but apparently it is a very difficult joint to fix?? Now it has happened again! the leak has been fixed and I am getting decorating estimates and possibly replacement carpets (this time I need to go through insurance). My question is.....how should I compensate the tenants (we have a beer with them occasionally). Should I do it financially or treat them to a meal? any idea's?
