Hi - We served a section 21 notice dated 19th June to our tenants whose tenancy agreement is due to expire 31st August. They paid the July rent but have failed to pay the August rent due 1st August. We hold only a month's deposit. We are bracing ourselves for a day in court, however, I was wondering what would be best practice in terms of getting utilities paid up to the date of departure as we are unlikely to have a forwarding address.

Are we able to obtain info from the Utility companies? We don't want to be saddled with any unpaid bills or have services cut off.

We found out that the Estate agents failed to carry out any checks on the tenants and provided us with forged references. The polish tenants have also sub-let the property and we recently found out from one of the occupiers that there are 6 people living in our home. We are not sure that the original tenants are living there.

Will we have a problem gaining possession because the property has been sublet to others with whom we have no contract/relationship?

Can the occupiers be booted out at any time?
