Tenant wants new oven

Hi i have recently acquired a property in a sought after location with a tenant on an AST. After visiting her at the property she was complaining that she wanted new windows and the oven door was broken wanting a new oven. I have not seen the previous tenancy agreement neither do i know if the oven was supplied by the previous owner. She pays 650.00 cpm for a 3 bedroom house in an area where property is fetching 1250.00 cpm please advise where do i stand do i have to replace the oven. Thanks Jane
