Out of intrest I would like to gauge the views of the more experienced landlords regarding the current market.

My property shall be advertised in the local paper this week, do you feel the market is strong at the moment?

I have never had the property on the market for longer than 3 weeks, I put this down to a high standard of maintanence, the house is always presented as excellent condition, freshly cleaned and painted throughout. I keep my rent in line with similar size properties and generally get good feedback from viewers.

I noticed the rental prices are up by arround 5-10% in our area (Mid Glamorgan) from 6 months ago, is this a usual summer trend or is the market really picking up?

Should I expect a flood of viewers or be prepared for a long wait?

I am intrested in your views and recent experiences.
