How to accept tennants on DSS / LHA

Dear all.

I am looking for new tenants for my property and I am happy to accept people on DSS and LHA however I have a problem.

When I contacted the local council 12 months ago I was told that an applicant would need an AST contract before a decision would be made about LHA eligibility.

If I issue a 6 month AST and then the tenant is refused LHA it will create a major problem. Is it possible to get around this problem? Are there any excellent articles or advice pages on accepting DSS?
