My tenant has replaced my carpet in the property and given me the bill without my permission. They sent a letter stating the carpet was old and wasn't happy with it and stated that she will be taking the money out of the next month's rent.

The carpet is not even 3 years old. How long should a carpet last in a property and where do I stand with her decision to replace the carpet without consulting me first?
