My HMO is a 2 story flat above a commercial premises.

I`m a little bit concerned about misshaps around the flat. eg. If a tennent falls down stairs for no other fault than their own, can I be sued? or will it be just classed as an acciedent and their fault ( no tripping hazzards involved)
