I think it's perfectly acceptable and I've seen it in a number of tenancy agreements. Some time ago we added this clause to the one we use:

"Not to smoke within the property as this is a non smoking property. The cost of rectifying any damage or discolouration as a result of anyone smoking within the property will be taken out of the deposit. Smoking outside the property is acceptable provided the remains are removed."
