My tenant is now 2 months in arrears, soon to be 3 months.

I issued the relevant section 21 notice 2 months ago when he was in arrears, he cleared some of the debt so I let him stay, now he is in arrears again.

He has been an excellent tenant and promises to clear the debt, but I can't risk it any longer.

I need to know how to proceed correctly with regard removing him from the property and how to go about recovering the debt which will be in excess of £1600 at the start of next month.
