Student tenant not happy with mattress provided

We have a student property with 4 tenants and one of them says that the mattress we have provided is so uncomfortable he can't sleep on it. In fairness, it is a pretty basic mattress. He is telling us that he is going to buy his own and deduct it from his rent. What is your advice please?
