Tenant has been in the property 4 months. Today I have done a property inspection and I find out that the toilet roll holder fell off and slice broken but it can be put back on the wall again. The tenant told me it was hanging loose and it fell off the floor and broken slice, she offer to buy other one and put back on. And then she change her mind and told that I should pay for it and put the broken toilet roll back on.

The toilet roll holder was not all that loose, but it was not all that tight. Who should pay for the damage Tenant or Landlord?
