Tried to see if this has been covered elsewhere, but nothing found.

Tenant signed agreement on 11th Aug, due to move in 18th paid 2 months advance rent. 3 days later rang to say cant move due to blah blah. I had cancelled viewing etc

Re submitted advert etc but tenant rang to say on 20th she can move in!!

Now its the 29th and she has rung to say she wants to move out again for same reasons.

Surely she gets nothing back, as she has to serve 2 months notice, and pay my reasonable costs for all the messing, cancelations, adverts etc?
