Tenant wants to leave early

I am new to this. Tenant moved in on a 6 month AST, but after just a month has now found a house to buy and wants to leave. The house deal will take a while to complete and my tenant has stated that she is aware she must pay for the full term.

Do I (can I?) insist the tenant pays for 6 months even though they move out before the end of the term? Is it a choice for the tenant between paying full term or paying to re-let to a new tenant of my choice? If I pay to advertise and re-let, and the tenant has paid for 6 months, are they due a refund? I am really not clear how this works.
