I have a tenant who appears to have abandoned the property let to him. He is behind his rent for more than a year. He was claiming housing benefit without passing it to me and unfortunately the council was not cooperating with me at the time. Now his benefit has stopped. He does not respond to the council's letters nor respond to my calls. He has left one small window open. There are couple of plants dying behind the window. It appears that he has left some old belongings in the property too. His letter box is full of letters, bills and demands going back at least to four months.
I have left a notice on his door to contact me without any feed back.

Could you please advise what the procedures are for evicting this sort of tenants.
