Re: AST contract-if I want to add a no smoking clause in the contract and make it clear that I will deduct costs from the deposit re: smoke damage, redeocoration if they ignore this,do I put it in writing seperately or can I incude it in the Contract?

The Section 21 section-I find it confusing-If I want to put a section 21 with the AST Contract at the beginning of the tenancy, which one do I use? There are 3 of them.
