Vermins: Does it need to be mentioned in the AST?

Vermins is not mentioned in the AST.

I only send a pest control during the first month of one's tenancy to eradicate vermins. I do this when the issue is there at present because this as a Landlord's responsibility....

What if the vermins come back 2 months after the treatment?
- there are no entry points reported by the pest control aside from the backdoor which was left open prior to the first sighting.

I tell my tenants that it's their responsibility, it's their responsibility as this depends on how is their lifestyle (keeping the property clean at all times etc. and a whole lot of other reasons)

The discussion starts here... I got this line from my tenants

"please point out where in writing it says that you will only respond to these issues in the first month of us moving in"

does it really have to be in the AST?

can you help me with this please?
