Making Tax Digital (MTD)

Do I need to sign up for MTD if my only income is from rental properties?
Yes, if your annual rental income is above the threshold. Making Tax Digital is HMRC's new system that requires landlords to submit income and expenses digitally, four times a year instead of once. If your rental income is over £50,000, you'll need to be compliant from April 2026. Between £30,000 and £50,000, your start date is April 2027. Taxd's MTD software is fully integrated with Portfolio, so you can manage this without the headache.

What's the income threshold that triggers MTD for landlords?
MTD kicks in at £50,000 gross rental income from April 2026, and drops to £30,000 from April 2027. Gross means before expenses, so it's the total rent received, not your profit. If you're close to either threshold, it's worth getting set up now so there are no surprises when the deadline arrives. It does not include employment, pension or other income. Only gross rental or sole trader self-employment income counts.

I jointly own a property with my partner. Do we each need to submit separately?
Yes. HMRC treats each landlord as an individual taxpayer, so even if you share a property, you each need to submit your own quarterly updates and annual return. You'll each have a separate Taxd account and report your own share of the income and expenses. It's less complicated than it sounds. Taxd guides you through it.

How does Portfolio connect to Taxd for my MTD submissions?
If you're on Portfolio Pro, Taxd is already built in. The income and expenses you record in Portfolio feed directly into Taxd, so your quarterly submissions and annual return are based on records you're already keeping. At submission time you will be asked to connect your Taxd account with your Portfolio Pro account, then your quarterly updates will be prepared automatically.
Which service do I need?

I own my properties through a limited company. Which service is right for me?
You'll need the Limited Company service, which covers your company's annual accounts and corporation tax return. If you also pay yourself a salary or dividends as a director, you'll need a personal Self Assessment too. The Digital Accountant Package covers both, and it's the simplest option if you run a property company and want everything taken care of.

Does the Personal Tax service cover rental income alongside my PAYE employment?
Yes, all in one return. Whether you're employed with a property on the side, or have several income sources, the Personal Tax service handles everything in a single Self Assessment. You won't need separate filings for each type of income.

Is the annual Self Assessment included in the MTD service, or is it a separate cost?
It depends which plan you choose. The £10/month MTD plan includes both your quarterly submissions and the end-of-year return. The £6/month bridging software handles the quarterly submissions only, and you'd file the annual return separately. If you use Portfolio Pro, your end of year is included at no extra cost if you have maintained a full 12-month subscription.

It's straightforward. Sign up, work through your return using the platform (we guide you through every question), and Taxd files directly with HMRC. If you need help bringing over previous records or have questions about your situation, our tax experts are available via chat Monday to Friday. Most landlords who switch from a traditional accountant save £200 or more a year.
